Data quality, county by county
AppealTexasTax is only as good as the data underneath it. This page shows, for every county, exactly where its appraisal data came from, how fresh it is, and what it can and can’t support — in plain English.
- Single-family homes only. We analyze detached single-family homes. Duplexes & multi-family, commercial, land, and business personal property aren’t covered — they’re valued a different way.
- Rural (E-class) homes are shown but not scored. They appear gray, “review by hand” — rural acreage is too varied for reliable automatic comparables.
- How the verdict is made. Each home is compared to similar homes — matched on construction quality/class, size, year built, and neighborhood — against the median of those comparables.
- Capped, not market. We compare each home’s §23.23-capped (assessed) value, not its market value.
“Homes analyzed” is the number of single-family homes that received a verdict (the same count shown on the Counties page). “Years on the map” lists every dataset you can select with the year bar on the map — certified rolls are final values for that year; a preliminary is the district’s opening position before protest-season reductions.
Data source — how the county’s roll is obtained: a free public download, an open-data API, a public FTP, a data portal, or a public-records request. Fee is what it cost to obtain the data. Data as of is the roll’s export date (or our build date). Preliminary rolls are refreshed to the certified values after certification (~August).
